The 10.2-hectare site was acquired in 2015 for the development of purpose built industrial facilities consisting of warehouses totaling 64,000m2, each with office facilities and loading areas.

MCD Australia compiled the design documentation to secure the development approval, consisting of four stages. The site had two street frontages to Silica and Mica Street, and to allow access to Mica Street  a drainage corridor bridge had to be constructed. Considerable flood modeling was required through this corridor to achieve Q100 drainage requirements.
